What is equity release

The equity in your property is the property value after deducting any borrowing. An equity release is simply taking a proportion of that value and turning it into cash that you can spend now. A number of different equity release products are available, and indeed come and go over time, but the most common are lifetime mortgages and home reversion plans. With a lifetime mortgage, you borrow against the value of your home, producing a lump sum to fund a significant expense, or to be invested to provide an income. In most cases the mortgage is paid back on your death, or if you move to residential care.

Under a home reversion plan you receive a cash payment in return for a proportion of your ownership rights, but with a lifetime right to remain in the property, paying a nominal rent. There is an element of risk in any equity release product, and your individual circumstances will influence which is the better option for you. It is essential that you receive advice from an independent financial adviser who can outline the different options available.
